Applicant Approval Criteria
Our approval criteria are more flexible than most standards
As a general rule, this is what we like to see to approve an applicant:
- Credit Scores do NOT matter to us as a general rule but lots of recent issues may lead to some questions.
- 2.5x the rent in Verifiable Income
- 3 Years Same Employer or Industry Continous Job History (Explanations for Gaps)
Disqualifying Factors:
- Any Felony Conviction that is less than 2 years old
- Past Eviction less than 5 years old. (No matter how long since the eviction the debt has to have been settled and can be verified with the past landlord)
- Dishonesty such as failure to disclose pets or other adults who you plan to move in with you. (All adults over 18 must apply and be on lease.)
These are the high points but because situations vary, it is of course impossible to tell you 100% if you qualify without a completed application.
